How much to charge for house cleaning

Most house cleaners quote a set price per clean, worked out from the number of bedrooms and bathrooms, then adjusted for the type of clean and how often they come. Hourly rates are common for first visits and unusual jobs, but customers find a set price easier to say yes to.

How house cleaners set their prices
By the room
A base price for the visit plus an amount for each bedroom and bathroom. It's quick to quote on the phone or on a form, and it grows with the size of the home. Most residential cleaners use some version of this.
By the hour
An hourly rate per cleaner. It protects you on cluttered or neglected homes, but customers can't compare it easily, and you earn less as you get faster. It suits first visits and one-off jobs you can't see in advance.
Set packages
Fixed prices for packages like a two-bedroom standard clean. Easy to understand, but you need rules for homes that don't fit a package.

Pricing mistakes to avoid
- Charging a deep clean at the standard rate. A first clean or a move-out clean can take twice as long. Our template adds 50% for a deep clean and 80% for a move-out.
- Discounting regular clients too far. Weekly visits are quicker, but they aren't free. Keep the discount close to the time you actually save.
- Having no minimum price. Small jobs still cost you travel and setting up. A minimum job price covers it.
- Leaving extras out of the quote. Ovens, fridges and the inside of cabinets take real time. List them as add-ons so customers choose them up front.

Questions
- Should I charge by the hour or by the room?
- By the room is easier for customers to accept and for you to quote without a visit. Charge by the hour when you can't judge the job in advance, like hoarder cleans or dust after a renovation.
- How much more should a deep clean cost?
- Many cleaners charge 1.5 to 2 times their standard price, because a deep clean takes about that much longer. Time a few of your own and set the difference from your numbers.
- Should regular clients get a discount?
- A small one works well, because the home stays cleaner between visits. Our template takes 20% off weekly, 15% off fortnightly and 10% off monthly cleans. Change them to suit you.
