How much to charge for pressure washing

Most pressure washing companies price by the square foot, with a different rate for each surface and a minimum charge for small jobs. Driveways are the cheapest per foot. Siding, decks and fences take more care and cost more.

How pressure washing companies set their prices
Per square foot
A rate for each surface: concrete, siding and decks by the square foot, fences by the linear foot. It grows with the job, and customers can check it against their own measurements.
Per job
Flat prices for common jobs, like a two-car driveway or a single-storey house wash. Quick to quote and easy to sell, but you need size limits so large properties don't slip through at the same price.
By the hour
An hourly rate with a minimum. It suits jobs you can't measure in advance, like heavy staining or awkward access, but customers find it hard to compare.

Pricing mistakes to avoid
- Using one rate for every surface. Siding and decks need lower pressure, more care and often chemicals, so price them higher per foot than flat concrete.
- Having no minimum charge. A small patio still means loading up, driving and setting up. Our template uses a $150 minimum in the US.
- Treating sealing as a small add-on. It means another visit or a long wait for the surface to dry. Our template adds 35% when the customer wants sealing.
- Guessing sizes on the phone. Ask for rough measurements or check a satellite map, and say the price is confirmed on site.

Questions
- How much should I charge per square foot?
- Start from what you need to earn per hour. Time a few jobs, divide your hourly target by the square feet you clean in an hour, and use separate rates for concrete, siding and decks. The price list on this page shows our template's starting rates.
- Should I charge more for two-storey houses?
- Yes. Height means ladders or extension wands, more setting up and more risk. Add a surcharge for second and third storeys.
- Is soft washing priced differently?
- Usually. Soft washing uses cleaning solutions at low pressure for roofs and siding, and most companies charge more per square foot for it than for washing concrete.
- How do I give customers a price without a site visit?
- Put your rates into a quote form. Customers enter rough sizes and see an estimate range, and you confirm on site. Our pressure washing template shows 5% under to 15% over the estimate, so nobody is surprised.
