How much to charge for Airbnb cleaning

Most short-stay cleaners charge a fixed price per turnover, set by bedrooms and bathrooms, with linen and restocking priced on top. Many hosts pass your price on to guests as a cleaning fee, so they want a set number rather than an hourly estimate. Same-day turnarounds cost more because the gap between guests is short.

How short-stay cleaners set their prices
Per turnover
A base fee for each changeover plus an amount per bedroom and bathroom. Hosts can plan around it, and it works the same way across several properties.
By the hour
An hourly rate for deep cleans between seasons and properties left in a mess. For routine turnovers, hosts find it hard to budget around.
Linen as its own service
A separate charge for supplying, washing and drying sheets and towels. Hosts who do their own laundry don't pay for it, and your cleaning price stays easy to compare.

Pricing mistakes to avoid
- Paying for guest supplies yourself. Toilet paper and coffee pods add up over a month of turnovers. Bill them back to the host, and charge for the time it takes to restock.
- Having no rule for party stays. When guests leave a place trashed, charge the extra time by the hour and send the host photos, so they can claim it from the guest.
- Absorbing late cancellations. A turnover cancelled that morning leaves a gap in your day you can't fill. Put a cancellation fee in your terms.
- Forgetting the time around the clean. Collecting keys and hunting for parking take time you aren't paid for. Cover it with a base fee on every clean. Our template's base fee is $50 in the US.

- Per clean. A fixed price lets hosts set their listing's cleaning fee without guessing. Keep an hourly rate for deep cleans and anything beyond a normal changeover.

- Yes. You're working to a fixed check-in time, often with a second cleaner, and there's no room to push the job back. Our template adds 20% for same-day turnarounds.
- Should linen be included in my price?
- Offer it as an option. Some hosts wash their own sets, while others want you to supply and launder everything. Our template adds $40 a clean in the US when you supply the linen.
- Should hosts with several properties get a discount?
- A small one can make sense, since their turnovers fill your week. Tie it to a number of cleans a month rather than cutting your price per property.
