How much to charge for window cleaning

Most window cleaners price per window or per house, then add for upper storeys and for cleaning the inside as well as the outside. Customers on a regular round usually pay less per visit than one-off jobs. Screens (flyscreens in Australia), tracks and hard water stains are charged on top.

How window cleaners set their prices
Per window
A set price for each window, or for each pane on older homes with small panes. Write down how you count glass doors and skylights, so similar houses get similar prices.
Per house
One price for each house type, like a three-bedroom semi or a two-storey four-bedroom home. It's quick for regular rounds, but big houses and conservatories need their own price.
By the hour
An hourly rate for shopfronts, high-access work and jobs you can't count in advance. Give an estimate of the hours with it, because customers can't compare an hourly rate easily.

Pricing mistakes to avoid
- Charging upstairs windows like ground-floor ones. Upper floors need ladders or a long water-fed pole, and every move takes longer. Our template adds 20% for two storeys and 45% for three or more.
- Pricing the inside like the outside. Inside work means moving furniture and putting down drop sheets, often with the family at home, so each window takes longer.
- Promising hard water stains will come off. Etched glass won't come clean, so sell stain removal as an extra with no guarantee. Our template adds $60 for it in the US.
- Pricing tiny jobs by the window. Six windows in a small apartment still mean a drive and getting the ladders out. Our template won't go below $100 in the US.

Questions
- Should I charge per window or per pane?
- Per window is simpler for modern homes with large sheets of glass. Per pane is fairer on older houses with lots of small panes, like Georgian or colonial styles, where each window takes much longer.
- How much more should inside and outside cost?
- Time a few of your own jobs, because inside work is usually slower per window. Our template charges 1.7 times the outside-only price when the customer wants both sides.
- Should customers on a regular round pay less?
- Usually. Glass cleaned every four to eight weeks comes up quickly, and regular work fills your round. Charge more for one-off and first cleans, which often carry months of dirt and cobwebs.
- How do I quote without visiting?
- Ask how many windows and storeys the house has, and look at it on a street view map. Price it from that, then confirm when you arrive.
- How do I put my window cleaning prices on my website?
- Set up a quote form with your per-window rate and height charges. Customers enter how many windows they have and which sides they want cleaned, then see a price before they book.
