How much to charge for end of lease cleaning

End of lease cleaners usually quote one fixed price, based on bedrooms and bathrooms and adjusted for condition, with carpets and extras on top. Australians often call it a bond clean, and in the UK it's an end of tenancy clean. The tenant pays, but the agent's final inspection decides whether the job is done.

How bond and move-out cleaners set their prices
By bedrooms and bathrooms
A base fee plus a set amount per bedroom and bathroom, raised for condition. Tenants can get a price without a visit, and the condition question stops a neglected house going at a well-kept price.
Packages by property size
Fixed prices for common sizes, like a two-bedroom apartment. They're easy to advertise, but spell out what's included, since agents inspect details a regular clean skips.
By the hour
Hourly pricing suits unusual jobs, like a house left full of rubbish or years of grease. Tenants see it as a risk, so give an estimate of the hours with it.

Pricing mistakes to avoid
- Quoting every house as if it were well kept. A small home with pets or a smoker can take longer than a big tidy one. Our template adds 15% for average condition and 35% when a place needs a lot of work.
- Underpricing to win the job. Tenants compare quotes, but a rushed clean that fails inspection means a free re-clean. Price for the hours the job really takes.
- Leaving the carpets out. Tenants often need them cleaned as well, and they're easy to price per room. Our template charges $35 per carpeted room in the US.
- Not asking if the property will be empty. Furniture and boxes slow you down and hide dirt. Price for an empty home and charge more if it isn't.

Questions
- How is a bond clean different from a regular clean?
- It's a one-off, top-to-bottom clean of an empty home to an inspection standard, including inside the oven, cupboards, window tracks and skirting boards. Price it well above your regular clean.
- Should I offer a bond back guarantee?
- Many bond cleaners do, and tenants often ask for it. Limit it to a free re-clean of the items the agent lists, within a set number of days, and exclude damage and normal wear and tear.
- How do I price a bond clean I haven't seen?
- Ask for the room count and photos of the kitchen and bathrooms. Give a fixed price from that, with a note that it changes if the home is in much worse condition than described.
- How do I show my end of lease cleaning prices online?
