How much to charge for tile and grout cleaning

Most tile and grout cleaners price by the square foot or square metre, with higher rates for shower walls and natural stone. Grout sealing is usually offered as an add-on after the clean. A minimum charge covers small jobs like a single bathroom floor.

How tile and grout cleaners set their prices
Per square foot of tile
A rate for each square foot or square metre, with a surcharge for showers and stone. Customers can measure a room with a tape, and the price grows with the job.
Per room
Set prices for a bathroom, a kitchen or a hallway. It's simpler for customers, but room sizes vary a lot, so put a size limit on each room price.
Clean and seal packages
One price for cleaning and sealing together. The grout stays clean for longer and your average job is bigger, but quote the clean on its own too so customers can compare.

Pricing mistakes to avoid
- Charging shower walls at the floor rate. Walls mean reaching up and working around taps, with soap scum and mould in the grout lines. Our template adds 40% for showers and bathroom walls.
- Treating natural stone like ceramic. Marble and limestone etch with acidic cleaners, so they need different products and slower work. Our template adds 30% for natural stone.
- Selling sealing for a token amount. Sealer goes on line by line, and the grout has to be dry first, so it can add hours to a job. Our template prices it at 35% on top of the clean.
- Promising grout will look new. Stained or damaged grout may only come back part of the way. Offer colour sealing or regrouting as a separate quote.

- How much should I charge per square foot for grout cleaning?
- Take the hourly amount you need to earn and divide it by the square feet you can clean in an hour. Work it out separately for floors and walls, because walls are slower. Our template starts at $0.90 per square foot for floor tiles in the US.
- Should I always offer grout sealing?
- Offer it on every quote, as a clear extra. Unsealed grout soaks up dirt again, and customers are most likely to say yes while they're looking at freshly cleaned grout.
- How do I price a tile job from photos?
- Ask for the length and width of each tiled area and a close-up of the worst grout. Quote per square foot from those, and warn that very dark or damaged grout may need a second pass at extra cost.
- What minimum charge should I set?
- Enough to cover the trip and a small bathroom. Our template has a $150 minimum in the US, so any floor under about 165 sq ft comes to the same price.
- How do I show tile and grout prices on my website?
- Build them into a quote form. Customers enter the tiled area and the surface, tick sealing if they want it, and see the price before they send a request.
