How much to charge for gutter cleaning

Gutter cleaning is normally priced by house size and the number of storeys, either as a flat price per house or per linear foot of gutter. Flushing downspouts, working around gutter guards and taking the debris away are common extras.

How gutter cleaning businesses set their prices
By house size and height
A flat price for each home size band, raised for every extra storey. Customers can answer without measuring anything, and you can check the house on a map before you go.
Per linear foot
A rate for every foot or metre of gutter, higher above the first storey. It's accurate on long or complicated rooflines, but few homeowners know their gutter length, so you'll do the measuring.
Yearly plans
Two cleans a year for a set price, timed for when the trees near the house drop their leaves. You fill your calendar months ahead, and the customer doesn't have to remember to book.

Pricing mistakes to avoid
- Charging the same for every storey. A second storey means a taller ladder, more moves along the wall and more risk. Our template adds 30% for two storeys and 60% for three.
- Treating guarded gutters as a normal clean. Guards usually have to be lifted off and refitted, or brushed clean one section at a time. Our template adds 30% when guards are fitted.
- Not saying where the muck goes. Bagging it and hosing splashes off the walls take time, and so does the trip to dump it. Put it in the quote, or tell customers it goes in their green bin.
- Quoting without a look. Overhanging trees, a steep roof or plants growing in the gutters can make a job take much longer. Ask for a picture of the worst corner before you confirm the price.
- No minimum charge. A short run of gutter on a garage still means getting the ladder out and driving there. The gutter template's lowest price is $100 in the US.

Questions
- Should I charge by the linear foot or by house size?
- House size is easier to sell, because customers can answer it from memory. Per foot suits commercial buildings and unusual roofs, where you'd measure anyway.
- Should flushing downspouts cost extra?
- Yes. Flushing each downspout and clearing blockages is extra time on top of the gutters. Our template adds $40 in the US if the box is ticked.
- How do I price a gutter clean without going out to look?
- Look at the roofline and the trees around it on a satellite map. Ask how many storeys the house has and whether guards are fitted, then price it from your home size bands. Warn customers that gutters with plants growing in them cost more.
- Should customers who book twice a year pay less?
- A discount helps you lock in the second clean early. Keep it small, since every visit still needs the full ladder setup and clean-up.
- How do I show gutter cleaning prices on my website?
